Third, the Ecological and Social Retrofit: We transform greyfield sites into biodiversity hubs with native plantings, rainwater capture, and urban food gardens. Ground-floor spaces are prioritized for local small businesses, cooperatives, and community services, creating mixed-use, vibrant nodes rather than sterile residential blocks.

Financial Innovation: The Stewardship Fee Structure

To align long-term incentives, the R-REIT employs a novel fee structure. Manager fees are not based solely on assets under management but are heavily weighted toward performance on a composite scorecard. This scorecard measures energy efficiency gains, resident satisfaction and retention, wealth-building outcomes for tenants, and biodiversity increases. This ensures our management team is financially rewarded for achieving the regenerative outcomes that define our mission. The R-REIT offers investors a unique proposition: exposure to the essential asset class of real estate while directly financing the decarbonization and decommodification of the urban fabric.
