The green building movement has made strides in Class A new construction and niche eco-communities, but the vast 'missing middle' of existing urban housing stock and commercial buildings remains a major source of emissions, economic insecurity, and community disruption. Our Regenerative Real Estate Investment Trust (R-REIT) is designed to tackle this gap at scale. By pooling institutional capital, we can acquire portfolios of older buildings and subject them to a holistic transformation process.

The Triple Retrofit: Energy, Equity, and Ecosystem

Our strategy is built on the concept of the Triple Retrofit. First, the Deep Energy Retrofit: We go beyond simple weatherization to achieve net-zero or net-positive energy use through advanced insulation, geothermal systems, and on-site renewables, often creating micro-grids within our property clusters.

Second, the Tenancy and Equity Retrofit: We abolish predatory leasing practices. All units feature long-term, stable leases with caps on annual rent increases tied to inflation. We implement community land trust models for resident ownership pathways and dedicate a percentage of units for essential community workers at below-market rates. Governance includes resident associations with real decision-making power.

Third, the Ecological and Social Retrofit: We transform greyfield sites into biodiversity hubs with native plantings, rainwater capture, and urban food gardens. Ground-floor spaces are prioritized for local small businesses, cooperatives, and community services, creating mixed-use, vibrant nodes rather than sterile residential blocks.

Financial Innovation: The Stewardship Fee Structure

To align long-term incentives, the R-REIT employs a novel fee structure. Manager fees are not based solely on assets under management but are heavily weighted toward performance on a composite scorecard. This scorecard measures energy efficiency gains, resident satisfaction and retention, wealth-building outcomes for tenants, and biodiversity increases. This ensures our management team is financially rewarded for achieving the regenerative outcomes that define our mission. The R-REIT offers investors a unique proposition: exposure to the essential asset class of real estate while directly financing the decarbonization and decommodification of the urban fabric. It is a practical tool for transforming the built environment from a source of extraction into a foundation for community health and resilience.
